Transaction Readiness Report

123 Maplewood Drive · Columbus, IN 47201
Prepared for: Sample Seller  ·  Prepared by: John Long, BCC Property Concierge  ·  Date: (sample)
This is NOT a home inspection. The TRE Readiness Report is a contractor's pre-listing repair proposal and estimate — the work we'd recommend and what it costs — not a professional opinion on the condition of the home's systems, no testing, and no code certification. It does not replace a licensed home inspection (Indiana IC 25-20.2).

Lender notes

FHA vs. conventional

FHA appraisals are stricter on peeling paint (pre-1978 lead), exposed wiring, missing handrails, and active leaks — the Tier 1 items above clear the most common FHA flags. Conventional financing is generally more flexible, but the same Tier 1 work protects the appraisal either way.
