Lender notes
FHA vs. conventional
FHA appraisals are stricter on peeling paint (pre-1978 lead), exposed wiring, missing handrails, and active leaks — the Tier 1 items above clear the most common FHA flags. Conventional financing is generally more flexible, but the same Tier 1 work protects the appraisal either way.
